We carefully match your property and your board of directors with the property manager best suited to your project. Our service includes a comprehensive review of your current expenses and financial position, and we will advise you about possible areas where you could be saving money. Calls to our office are answered by a real person rather than a voicemail system, and any phone messages you leave will be returned, usually the same day.

PLANNED UNIT DEVELOPMENT (PUD)

Our portfolio includes a number of Planned Unit Developments, from large gated, hillside communities (554 single-family homes) to smaller duplex-type properties (10 homes). We provide the special attention that each property requires to ensure it remains a quality place to live.

HISTORICAL BUILDINGS

SMCor has extensive experience in managing historically significant properties, including The Maryland, The Barcelona, and The Castle Green in Pasadena. We understand the intrinsic pleasure of living in architecturally unique structures. We have relationships with contractors who are well qualified to work with 100-plus-year-old construction, as well as those local historical societies that often must be consulted prior to major projects.

SINGLE-FAMILY RESIDENCES

SMCor manages single-family homes throughout the San Gabriel Valley area. Some clients find themselves traveling for extended periods of time or are focused to relocate. Regardless of the reason, we will find a qualified tenant during your absence, and will ensure your home is ready for your return. We perform regular drive-by inspections of your property, and we are available to meet with tenants at any time should an issue arise. In addition to collecting rent and paying bills, we offer a 24-hour emergency phone line at no extra cost.

OFFICE AND COMMERICIAL

SMCor has more than 20 years of experience managing office buildings in Glendale, Pasadena, and Arcadia, as well as the Greater San Gabriel Valley. Our expertise is selecting solid tenants for your property. In addition to completing an extensive credit check on all potential applicants, we carefully review the financial records of their businesses and consider their compatibility with your other tenants. Our legal department reviews all leases and will intervene should any issues arise. In addition, we have extensive experience coordinating tenant improvements, as well as maintaining the property properly to prevent major repairs and to ensure that your property always looks professional and attractive.

SMCor has specialized in residential income property for 26 years. Founder and President Sondra Muggee was voted property manager of the year by her peers in 1990.
